Foundation installation in Watertown SD - a dry basement that fits your lot

Planning a new home or addition and worried about wet soil or a leaky basement? We build a foundation drained and designed for your site.

What does it take to put in a new foundation in Watertown?

Foundation installation in Watertown is building the base your home sits on, a basement, a crawl space or a concrete slab on the ground, so it stays dry and suits the soil and water on your lot.

Most people call us with a house plan or an addition in mind and a lot nobody has dug into yet. The price moves with the type of foundation, how deep it goes and what your soil and water call for, and the schedule turns on that same ground, the permit and the weather. The dig and the drainage get buried by the end, so they're the first thing people want to trim from a budget, and they're the last thing I'd trim, because they decide whether the walls stay straight and the basement stays dry. If you only need a slab, our slab foundation building page covers that, and either way your own figure comes in a written estimate that says what's included.

Why Watertown hires us for foundations

You get the owner on your lot, a crew that builds for what's under the ground, and plain answers about every part of the job before and after the pour.

  • I come out myself

I'm the one who looks at your lot and writes the estimate, and I'm on the job with our crew.

  • In business since 2013

I started this business in 2013 after years of fixing concrete at rental properties, so I build for what I saw fail.

  • Licensed and fully insured

We're licensed and fully insured, and you're welcome to ask about it when I come out for the estimate.

  • You'll know what you're paying for

I explain each step as we go, from the dig to the drainage, and how to look after the finished work.

  • Satisfaction guaranteed on every job

When you're ready to talk about your lot, call (605) 954-0565 or send the estimate form on this page.

Foundation installation options we build

The right foundation comes from your lot more than a catalog, so I look at the soil, the slope, the water and any floodplain before we pick one.

  • Full basement

A basement suits a lot with workable soil and water well below the floor. A dry basement starts with the drainage at the concrete footings, the wide concrete base the walls stand on, so that's where we slow down and lay it with care.

  • Crawl space

A crawl space gives you room under the floor for plumbing and ductwork when a full basement doesn't fit the soil, the water or the budget. It still needs good drainage at the footings, because a wet crawl space sends damp into the house above it.

  • Slab on the ground

A slab suits a house without a basement on a fairly flat lot, and it's often where we land when groundwater or the floodplain rules out going deep. The subgrade, the packed ground the slab sits on, matters as much as the concrete.

  • Foundations for shops and small buildings

Small business owners call us for the foundation under a shop or storefront, and we can build the concrete parking lot around it so the grades and drainage work together.

What happens when you call about a foundation?

We plan each foundation around your lot and your house plans, so we look at the ground and talk through the design before anyone picks up a shovel.

  1. You get in touch

Call (605) 954-0565 or use the form, and tell us where the lot is and what you're planning to build on it.

  2. I walk the lot

I come out, look at the site, and we talk through what you want and the foundation options that fit the soil and slope.

  3. Estimate and permits

You get a written estimate that says what's included, and we sort out permits with the right office before we set a date.

  4. Dig, form and pour

I keep you posted on the job and show you the base and the forms before we pour, and permitted work goes through city inspection too.

Questions about a step? Call and talk it through.

Foundation questions we hear in Watertown

How much does foundation installation cost in Watertown, SD?

There's no set price, because the type of foundation, its size and depth, and the soil under your lot move the cost the most. A Codington County soil summary rates 33 percent of the land very limited for homes with basements, which usually means extra cost or a special design rather than a no. That's a county-wide share and your lot can be better or worse, so I check it on site before I write your estimate.

What causes a new basement to get wet?

Most of the time it's the drainage at the footings. One study traced more than 90 percent of wet basement cases to footing drainage that was put in poorly, so it's fair to ask any contractor exactly how theirs will be installed. I'll walk you through how ours is laid when I come out.

Can a slab foundation sit shallow in South Dakota?

It can if it's built as a frost-protected shallow foundation, which uses insulation to raise the soil temperature so it can sit shallow in the ground. A builder's guide on these foundations says they suit slab-on-grade homes on moderate to low slopes, and that on those sites the slab version goes in with one placement of concrete, which means fewer inspections and a faster build. Whether your lot fits is one of the things I look at on the visit.

What is the best way to build a foundation on shrink-swell soil?

SDSU Extension guidance says to dig out more than usual, backfill with coarse material and build a thicker foundation with extra rebar, the steel set inside the concrete to hold it together. Shrink-swell soil is clay that swells when it's wet and shrinks as it dries, pushing on the foundation as it goes. Those steps mean more digging and more material, so we find out what your soil is before the design is set.

Can I build a basement near the floodplain in Watertown?

Yes, as long as it meets the city's floodplain standards, which apply to new homes and additions with basements within 100 feet of a city-regulated floodplain. Those include no basement within 20 feet of the floodplain and limits on how high the basement floor and openings sit compared with the Base Flood Elevation, the height floodwater is expected to reach in a major flood. That can decide how deep your basement goes, so I bring it up early.

How do I check a foundation contractor in Watertown?

Look them up on the city's Active Contractor List, which shows licensed, active contractors in Watertown. South Dakota also requires anyone contracting to build or install on real property to hold a contractor's excise tax license, so it's fair to ask about that too.

Foundation installation rules in Watertown

In Watertown, the city's Building Services office reviews and issues building permits, and grading or building in the floodplain also needs the city's Grading/Floodplain permit. We check with the right office before we set a date and can handle the paperwork for you. The floodplain is the part that can change your design. If it lies in your yard or crosses the property line, the city treats the whole property as in the floodplain by default, and you'd show the house sits out of it with ground-level details, usually an Elevation Certificate or a site plan. If the house sits clearly inside it, the city requires the top of the lowest floor and all utilities at least 1 foot above the Base Flood Elevation, so the city's floodplain rules end up setting how high your floor sits.

On jobs in Watertown and the cities around it, water is what we watch most. The county soil summary puts groundwater within two feet of the surface under 25 percent of the land, so we look at your lot's own water before we decide how deep to go and where the drainage runs.
